The Chicago Housing Authority's scope of work was to renovate and modernize the 13 story Harry Schneider Apartments.
All of the 174 tenant units and common areas were renovated, converting 10 existing units into ADA dwelling units. All necessary repairs and upgrades were performed to the building's mechanical, plumbing and electrical systems including installation of an emergency generator, new fire protection equipment and a new fire protection system in the trash chute and compactor room.
Building façade restoration included tuck-pointing and concrete repairs. Upgrades to the site included resurfacing/re-stripping of parking lots, planting new trees and shrubs and landscaping.
Renovation of tenant units included, but was not limited to, new VCT flooring and vinyl base, kitchen cabinets, a stainless steel single compartment sink, kitchen faucet, kitchen range and range hood, aluminum double-hung windows with balances manufactures by Uplift and low "E" glass, interior and entrance doors, bi-fold closet doors, three piece fiberglass shower surround, and bathroom fixtures.
New toilets and light fixtures were installed under separate contract except for ADA units. New security system and new trash enclosures were also provided. The scope of work also included the modernization of the two elevator cabs and a new security system.
The elevator restoration included installation of new machines, and associated components. New elevator doors, floor indicator panel and call buttons were installed at every floor. A new cab enclosure was provided which included new veneer walls, new grid ceiling, new floor, and new control panel.
In addition an emergency telephone was installed inside of each cab. A new A/C system was provided in the elevator machine room.
